Where We Work.

Impact Floors & More works a 40 mile radius across the Denver metro. The towns below are where most of the work happens, and the age of the housing in each one changes what a floor or a basement actually needs.

Denver, CO

Denver's older neighbourhoods are full of brick bungalows and post war homes with original hardwood under two or three later floor coverings. Pulling up carpet in one of these houses and finding a floor worth refinishing is common enough to be worth checking before anything is ordered, and it is usually the cheapest good outcome available.

Aurora, CO

Aurora is the largest part of this service area and the most varied. Much of the housing went up through the 1970s and 1980s, which puts it at exactly the age where the original flooring is past saving, the kitchens are closed off and the basements were left unfinished by the builder.

Centennial, CO

Centennial is largely a suburban build out of the 1980s and 1990s, and the housing reflects it: generous floor plans, big unfinished basements and finishes that are now two decades past their intended life. The projects here are rarely structural. They are replacement, and replacement at scale.

Englewood, CO

Englewood holds some of the oldest housing in the south metro, much of it compact and well built with original wood under later coverings. The constraint in these houses is almost always the plan rather than the structure, and the basements are frequently lower and older than the ones in newer suburbs.

Littleton, CO

Littleton spans a wide range of ages, from the older core out to newer subdivisions, which means the same request can be two very different jobs depending on the street. An older house wants investigation first. A newer one is usually a straightforward finish upgrade.

Greenwood Village, CO

Greenwood Village houses are larger, and scale changes the job. Continuous runs of hardwood across a large open plan have to be laid so that expansion is accounted for across the whole run rather than room by room, and the transitions and thresholds that a compact house never needs become design decisions.

Highlands Ranch, CO

Highlands Ranch was built quickly and to a standard, which makes it one of the most predictable places in the metro to work. The houses are close in age and close in plan, so the same requests repeat street to street: replace the builder grade flooring, update the kitchen finishes, and finish the basement that has been storage since the family moved in.

Lone Tree, CO

Lone Tree is newer construction, so the structure is sound and current, and the work is almost entirely about finish quality. When nothing about the layout is changing, the only thing anyone experiences is the material and the standard of the installation, which makes these projects unforgiving in a way that a gut renovation is not.

Parker, CO

Parker has grown outward onto larger lots with larger houses, and the basements match. A full walkout basement in a Parker house is a genuinely large space, big enough that finishing it is closer to building an apartment than adding a room, and worth planning as such.
